Maui Real Estate Market Update: Home Sales Rise While Condo Buyers Find New Opportunities
The June 2026 Maui real estate numbers are in, and they paint a picture of a market that continues to evolve. While higher interest rates and economic uncertainty remain factors, buyers are still purchasing Maui real estate when they find the right property at the right price.
According to the latest data from the REALTORS® Association of Maui, both single-family home and condominium sales increased compared to June of last year, showing renewed activity across the island.
Single-Family Homes Continue to Show Strength
Single-family home sales increased 16.4% year-over-year, with 78 homes sold during June.
The median sales price also climbed to $1,356,975, an increase of 4.4% over June 2025. Despite the higher prices, buyers continue to recognize the long-term value of owning property on Maui.
Homes spent a median of 133 days on the market, giving buyers more time to compare properties and negotiate favorable terms than they experienced during the highly competitive market of previous years.
Condo Market Sees Significant Increase in Sales
The condominium market experienced one of its strongest months in recent memory.
- 88 condos sold
- Sales jumped 51.7%
- Median price adjusted to $625,000
While condo prices have softened, this is creating opportunities for buyers who have been waiting for affordability to improve.
With more inventory available and longer marketing times, buyers are able to carefully evaluate their options before making offers.
What This Means for Buyers
Today's market offers advantages that many buyers haven't seen in years.
These include:
- More homes and condos to choose from
- Less competition than during the pandemic buying frenzy
- More negotiating power
- Better opportunities for inspections and financing contingencies
For buyers looking to own a primary residence, second home, or investment property, today's market provides considerably more flexibility than just a few years ago.
What This Means for Sellers
Although inventory has increased, well-priced homes continue to attract buyers.
Properties that are professionally marketed, accurately priced, and presented well are still selling.
This makes proper pricing more important than ever. Buyers today have choices and are quick to compare similar properties before making a decision.
Professional photography, high-quality 3D virtual tours, and strategic online marketing can help a property stand out in today's market.
The Maui Market Remains Healthy
Rather than a boom or bust market, Maui appears to be moving toward a healthier balance between buyers and sellers.
According to the REALTORS® Association of Maui, active buyers are still purchasing homes when they recognize value, while increased inventory gives everyone more time to make informed decisions.
For many people who have been waiting on the sidelines, this could be one of the best opportunities in several years.
