Step One: Email me your full legal name and address along with your email and phone number. I need this to fill out our contingency "Buyers Rep Agreement". This will show you that you don't pay us anything to represent you in this whole process. We get paid from the person selling the home. You don't pay us anything ever.

Step Two: You have to get all your financials in order. 

What is needed to get the process started:

  1. Most recent 2 months of paystubs
  2. Most recent 2 months of bank statements (all pages attached! If statements are double sided we need that other side. 😊)
  3. Most recent retirement, investment account statements (all pages attached! If statements are double sided we need that other side.)
  4. Last 2 years W2’s and/or 1099’s
  5. Last 2 years of Federal Taxes (all pages, schedules & worksheets=if you have not completed your 2018 taxes yet please send the 2016 ones)
  6. If you have self-employment: We need the Federal Business Tax Returns, K1’s, Schedules & Worksheets (all pages for Federal Only)
  7. Self-employment: Profit & Loss and Balance Sheet YTD (if it is currently early in the year, give us last years YTD too)
  8. If you own properties: Current mortgage statements & property insurance binders (if you don’t have ins. Give me your agent/co. name)
  9. Front and Back of your Current Driver’s License (you can text me if that's easier as I delete all private info to stay in compliance with Federal Regulations)
  10. Enclosed Mortgage Information Form & Borrower Authorization Form (3 Pages)- If you didn’t apply online of course! I'll send you the link after Buyers Rep form is completed (Step One).

 

Step Three: We schedule an appointment with my No Money Down Mortgage Counselor with all your documents to get you pre-qualified for a no money down mortgage. If you don't qualify at this time, we will get you signed up with a credit counselor to fix your credit. It's free for 6 months. In most cases, we can fix credit scores up 100 points. This will take some time but we are with you for the whole process. If you have good credit we can start step four right away.

Step Four: We find you a home of your liking and we make an offer. This is a process that we do every day and will negotiate you the very best price for your new home.
